Retailing provides a territorial mirror and can beused as a planning lever able to observe functionalchanges of station districts, shared between theirpromotion of tourism, their residential and tertiarydevelopments (offices, public facilities, commercialservices). While the political and operational processesat work, as well as the territorial strategies of a greaternumber of actors, have contributed to the more or lessradical transformation of the station and its districtover the last decade (part I), the measurement of theBrittany-Pays de Loire High Speed Line effects (LGVBPL) through the prism of commerce indicates thatthe socio-economic revaluation of the cities observedin western France appears to be contrasted anddifferentiated (part II).With varying degrees of vigor, the three casestudies demonstrate station districts processesgeneralization of economical regeneration anddiversification. On the retail level, the economic andurban effects of the HSR remain contrasted in thestation districts. It should be noted that there is nocomplete Parisian mimicry due to the singular regionaland local geographical contexts, different planningissues and thus different variations of the Parisianstation transformation model. The concentration ofnew specialist shops in the Rennes station, therehabilitation and modernization of facades and storesin front of and near the redeveloped station forecourtsin Rennes and Saint-Malo, confirm the positive effectsof the high-speed line in terms of regionalmetropolization and reinforced centrality. In contrast,the redevelopment of Le Mans station has been slowand discontinuous over the last 30 years. With theexception of the upmarket hotels in front of thestation, the problem of many empty retail units in frontof the forecourt and the low number of new shops setup in the station, illustrate the case of an old districtrevaluation resulting from the first TGV generation inthe 1990s whose business center still remains verymonofunctional today
