The last decade has seen the appearance of gated communities with residents of a specific age group, especially in France and Portugal. The differences between the two gated communities are noticeable regarding the nationality of the owners of a dwelling, their social origin and the degree of isolation of these communities. These phenomenas generate a spatial and social marginalization intended by the residents to cut themselves off the adjoining urban space. That chosen isolation raises the issue of the social mix, not only concerning the diversity of the age groups, but also the social categories.

On voit émerger depuis une dizaine d'années des gated communities centrées sur l 'âge en France et au Portugal notamment. Les différences entre ces gated communities sont vives en ce qui concerne la nationalité des populations possédant un logement dans ces complexes, l'origine sociale et le degré d'enfermement. Il découle de ces phénomènes une marginalisation spatiale et sociale recherchée par ces individus qui se coupent physiquement de l'espace urbain. L 'enfermement choisi par ces populations soulève le problème de la mixité de l 'espace social tant en termes de diversité des âges que de catégories sociales.
