Le système immobilier britannique a connu de profondes transformations depuis les années 1980, qui ont modifié l’équilibre entre les trois statuts d’occupation. Les choix politiques ont conduit à asseoir la domination de la propriété jusqu’aux années 2010 puis à enclencher son déclin ; le secteur du logement social s’est diversifié et le secteur locatif privé connait quant à lui un renouveau alimenté par l’expansion de l’immobilier locatif. Tous ces changements ont paradoxalement mis un terme à une certaine forme d’exception britannique dans le domaine du logement et rapproché les systèmes français et britanniques. Le système français pour sa part a adopté certaines innovations britanniques, renforçant ainsi la convergence. Au regard de la situation française, certains traits britanniques, tels que le financement de l’immobilier, demeurent néanmoins très différents.

The British housing system has undergone major changes since the 1980s that have altered the balance between the three tenures. The political choices made since then have contributed to the dominance of owner-occupation until 2010 before leading to its decline. Social housing has become more diversified and the private rented sector has enjoyed a revival, fuelled by the expansion of buy-to-let programmes. All these changes paradoxically have put an end to a British exception in the housing field and brought France and the UK closer. Meanwhile, the French housing system has adopted certain British specificities, reinforcing their convergence. However, compared to France, the UK retains a number of specific features, including housing finance.
