Requalification of housing estates (desirable, necessary, etc.) cannot be carried out without first carrying out an in-depth analysis of the sites it will concern, in order to list the various factors (often still insufficiently known) which will have to be combined with the theory. The procedure will then have to be impregnated with pragmatism and must never ignore essential parameters such as cost and duration of the interventions, whose content will have been determined from a realistic evaluation of expectations (sometimes conflicting) and the means required to achieve them.

La requalification des grands ensembles (souhaitable, nécessaire. . .) ne peut s'effectuer sans qu'ait été faite, au préalable, une analyse approfondie des sites sur lesquels elle portera afin de recenser les différents facteurs (souvent encore insuffisamment connus) qui auront à se conjuguer avec la théorie. La démarche aura ensuite à être imprégnée de pragmatisme et ne devra jamais ignorer des paramètres essentiels tels que coût et durée des interventions, dont le contenu aura été établi à partir d'une appréciation réaliste des attentes (parfois discordantes) et des moyens permettant de les satisfaire.
